This apartment building turned condos sits towering over Oakland’s Lake Merritt and boasts gorgeous views of the mixed urban and natural environment. The sixth floor concrete pool deck, which sits above living space, was having issues with leaks. Not knowing exactly what the solution would be, the HOA turned to their construction partner, Urban Waterproofing, for some insight on what the next step should be.

After an assessment of the concrete, Urban knew what needed to happen and called on reps and waterproofing experts for some added expertise. Nor Cal reps Chris Tapia and Michael Mulnix suggested Westcoat’s MACoat system with a Broom Finish since the customer wanted a concrete look. The MACoat system is the perfect solution for above grade concrete surfaces on multi-family building.

The crew at Urban prepped the concrete which ended up exposing a lot of the aggregate, so a quick fill coat of TC-1 was applied to create a nice smooth canvas for the waterproofing system. MACoat was installed per specification with a Broom Finish and sealed with SC-10 Acrylic Topcoat in Concrete Gray. The customer was pleased and had two more smaller decks done with the same system and finish.

Thanks to the knowledgeable applicator and support from our rep the job was installedwithout and the result is a protected concrete deck with no more leaks and a fresh space the owners can enjoy for years to come.
