The Arroyo – A New Affordable Housing Development

The Community Corporation of Santa Monica has completed construction of The Arroyo, a new affordable housing development near the Expo Line in Downtown Santa Monica. Located at 1626 Lincoln Boulevard, the project consists of a five-story building featuring 64 apartments including one-, two-, and three-bedroom units. Community Corp. wanted safe, reliable walk-ways and decks that were waterproofed.
Waterproofing Flooring Solution Presented
Koning Eizenberg Architecture reached out to Mallory Cabading, a Westcoat Architectural Representative, on finding a solution for concrete and plywood substrates that could be cost effective for low-income housing. Mallory met with the architect and Morley Builders and together they came up with a plan to use our ALX system for any substrate that was plywood and our MACoat system for concrete. Mallory reached out to Allied Roofing and Waterproofing —a Qualified Westcoat Applicator— to do the work.
The Waterproofing Flooring Preparation
Mallory and Allied Roofing and Waterproofing reviewed the original details and requested that OSB switched out for plywood and that the dual-stage tile drains be replaced to Westcoat deck drain specifications. The rest of the work was completed to specification.
