Damaged Condo Stairs Get Resilient Waterproof Renewal

The Vista Del Cerro condo complex in Laguna Niguel, CA was suffering from spots of wood decay on its stairs, landings, and balconies. In order to keep the residents safe and prevent further damage, Tritz Professional Management services called in Westcoat Qualified Contractor / Applicator (QCA), Angus Smith Construction, to repair the damage and install a new waterproofing system. Westcoat’s waterproofing-over-plywood ALX system not only works on decks and walkways but is also perfect for stairs.

Each of the 30 sets of stairs and their landings was inspected to determine the extent of the repair required. Once new plywood was placed where needed, stair to wall metal flashing was fabricated on site and installed to strengthen vulnerable water penetration points. In addition to metal flashing, bituthene and urethane sealants applied to strengthen waterproofing at vulnerable locations. Next, the metal lath was stapled in place followed by the application of the base coat and once dry, the slurry coat.

Property managers of Vista Del Cerro wanted a textured finish that would be easy to clean and could hold up against moderate to high foot traffic so Angus Smith Construction delivered just that with a knockdown texture. The texture coat was applied using a hopper gun then a trowel was used to create the knockdown texture. The final step in the ALX system is to apply two thin coats of SC-10 Acrylic top coat. For this project, Rocky Nook was chosen to complement the color scheme in the complex.
